These are all the LLCs, government entities, and third parties referenced in your HOA documents. Click document references to see where each entity is mentioned.
Far View Farms Development, LLC
The official Declarant (developer) of Amherst Village II per the Declaration of Covenants.
This is the controlling entity. The Declaration is the supreme document and this is the Declarant named therein.
Craft PGH, LLC
Named as Declarant in the Bylaws, but this conflicts with the Declaration.
⚠️ CONFLICT: The Declaration names Far View Farms Development, LLC as Declarant. Per Bylaws Article XI, Section 11.02, the Declaration controls. Craft PGH, LLC may be a related entity or this could be a drafting error.
NVR Homes LLC (Ryan Homes)
The only currently approved builder permitted to construct homes in the community.
NVR Homes does business as Ryan Homes, NVHomes, and Heartland Homes. They are currently the exclusive builder for new construction.
Amherst Village II HOA
The homeowners association responsible for managing the community.
Currently under Declarant control. Transition to owner control occurs at 75% sold or after 7 years (Sept 2030).
Adams Township
The local municipality with authority over zoning, stormwater enforcement, and general governance.
Adams Township is a third-party beneficiary with enforcement powers. They can step in if the HOA fails to maintain stormwater systems or enforce covenants.
Butler County Recorder of Deeds
The county office where all governing documents are recorded.
The Declaration was recorded September 12, 2023. Any amendments must also be recorded here.
PA DEP - Mine Subsidence Insurance
Pennsylvania Department of Environmental Protection provides mine subsidence insurance.
Butler County has historic coal mining. Standard homeowner's insurance does NOT cover mine subsidence damage. This separate insurance is strongly recommended.
U.S. Postal Service
Federal agency responsible for mail delivery. Approves mailbox types and locations.
The community uses cluster mailboxes (CBUs) which are USPS-approved. Individual mailboxes at homes are not permitted.
Environmental Protection Agency (EPA)
Federal agency that defines toxic and hazardous substances.
The Rules reference EPA definitions for hazardous materials. Never pour oil, paint, antifreeze, or chemicals down storm drains - they go directly to waterways.
Amherst Village Recreational Association, LLC
The owner of the pool and clubhouse facilities. The HOA leases these amenities from this entity.
⚠️ KEY CONCERN: This LLC owns the amenities and can set the lease amount annually at their sole discretion. The HOA has no bargaining power. This could significantly impact your dues. The $1,700 contribution fund also transfers to this entity after Declarant control, NOT to the HOA.
