Residential Use Only

No business, commercial, or non-residential use of your property.

No Living in Garage/Unfinished Space

Cannot use garages, basements under construction, or unfinished spaces as residences.

No Nuisance Activities

No loud, smelly, or offensive activities that annoy neighbors.

Building Plans Need Declarant Approval

All construction requires written approval from Declarant - even after HOA transition.

Only Approved Builders Allowed

Only Declarant-approved builders can construct homes. Currently: NVR Homes (Ryan Homes).

Minimum House Size

Ranch: 1,200 sq ft minimum. Two-story: 1,500 sq ft minimum.

Structural Additions Need Approval

Decks, room additions, and major improvements need Declarant/Board approval.

Exterior Materials Requirements

Must use brick, stone, or Hardie board. No exposed concrete foundations.

Fence Style & Height Limits

Aluminum/vinyl picket only. 4ft max (6ft with pool). No front yard fences. Must have 36" gate.

Outbuilding & Play Equipment Approval

Sheds, playsets, gazebos, trampolines need Board approval.

Solar Panel Approval Required

Solar panels need Board/Declarant approval before installation.

Understanding Restriction Difficulty

Easy to Change

Rules can be amended by Board vote at any time. No owner vote required.

Moderate Difficulty

Requires Board approval or simple owner majority.

Hard to Change

Requires 67% of all owners to amend Declaration.

Very Hard / Impossible

Requires Declarant consent or prohibited by state/federal law.
